the Blissful Living experience. As a co-founder, you will play a crucial role
in bringing this vision to life by identifying ideal locations,
conceptualizing thoughtful designs, and ensuring the seamless execution of our
projects.
**Key Responsibilities**
1. Strategic Site Acquisition & Development or Operate on a Strategic Site
2. Lead research and analysis efforts to identify potential locations (land and buildings) for new developments in target metropolitan areas, as well as locations where Blissful Living can enter as an operator within existing or future developments.
3. Negotiate purchase or leasing agreements, ensuring terms are favorable and align with Blissful Living's strategic goals.
4. Work closely with architects to design mixed-use developments that reflect the Blissful Living ethos.
5. Project Management & Execution
6. Oversee the entire development process, ensuring projects meet milestones, stay within budget, and adhere to timelines.
7. Interface with planning consultants and local authorities to secure necessary approvals and add value to the community.
8. Manage legal aspects related to property acquisition and lease agreements.
9. Financial Oversight & Networking
10. Develop financial forecasts and manage project budgets, ensuring a minimum of 15% profit on cost.
11. Leverage a strong network to secure financing, including connections with financiers and investors.
12. Maintain relationships with larger developers and industry stakeholders, identifying opportunities for collaboration or site acquisition.
13. Community Engagement & Well-being Integration
14. Implement community-focused amenities and well-being programs, including fitness centers, wellness spaces, and social hubs.
15. Champion sustainable and eco-friendly practices throughout the development process.
16. Leadership & Team Collaboration
17. Create and lead a multidisciplinary team, fostering a culture of innovation and collaboration.
18. Oversee construction and marketing project managers, ensuring cohesive project execution.
Requirements
Experience & Expertise
* Minimum of 6 years of experience in a senior operational role within the real estate industry, particularly in developing large-scale mixed-use projects.
* Demonstrated success in developing projects of at least 125 units, with a proven ability to generate a 15% profit on cost.
* Strong financial acumen, with experience in creating detailed financial forecasts and managing large budgets.
* Extensive network of industry contacts, including developers, financiers, and real estate professionals.
Skills & Competencies
* Exceptional leadership and decision-making abilities.
* Strong negotiation and relationship-building skills.
* In-depth knowledge of UK real estate regulations, market trends, and best practices.
* Ability to work independently and drive projects from concept to completion.

Compensation & Benefits
* Equity Stake: Competitive equity stake in Blissful Living Property Development Ltd., reflective of experience and contribution.
* Deferred Salary: Initial compensation will be deferred until investor funding is secured. The focus will be on maintaining the financial health of the Blissful Living concept.
* Negotiable Compensation: The compensation structure is negotiable and will depend on available funding pre-launch and operating income post-launch. Compensation will align with the value the co-founder brings, prioritizing the stability and growth of Blissful Living.
